Most custom, semi-custom and luxury estate homes are located in high-end communities governed by homeowners associations. The design review and approval process in these communities is hardly considered a graceful exercise for contract home buyers, listing agents, builders and brokers.

Now there is a powerful alternative to the “disconnected”, “multiple-party” approach to plan approval and construction/compliance enforcement in estate home communities.

Our goal is to collaborate with related companies… builders, developers and real estate agents… to communicate much needed information to all parties, for the ultimate benefit of the new homeowner and the community in which they choose to live.  

We have developed a better delivery system for design review services in these high-end community associations. We have taken more than 450 homes from the plan review stage all the way to completion of construction. It all begins when a prospective buyer purchases a vacant lot.

Design Guidelines and other governing documents create another layer of approval for a prospective buyer. Your ability to explain that approval process, and to provide accurate, authoritative information, will be a key factor in your ability to close the deal.

We are not a management company. We are a value-added service company with many years of experience in premier, custom-home communities. We broker architectural review services and manage the design review process on behalf of the HOA. Their legal duty then becomes our contractual obligation.

What does this mean for premier listing agents in the luxury estate home market?  There is a bottom line to everything, and here it is… top tier real estate agents want to make a profit, not excuses. If you have a prospective client who wants to build a custom home, he needs answers and results, and he wants them now. As members of SAHBA , The Community Associations Institute and the Arizona Association of Community Managers, we can provide you with the leverage and the resources you need, to find the answers and get things done.

CLIENT DRIVEN ISSUES: What style of architecture is acceptable? What are the design review fees and construction deposit amounts? Are assessments the same on improved and unimproved lots? How long does the design review process take? Who is in charge of that process?

DESIGN DRIVEN ISSUES: Are there minimum square footage requirements? Is there a maximum disturbance area restriction? What are the setbacks? Is there any restriction on colors or materials? Are there protected habitats or conservation easement areas?
